Property Summary
This is an amazing 2.53 acre property located in the small Mississippi River Valley town of McClure, Illinois (population 369).  This property is available for purchase or lease and would make a fantastic private campground and fishing hole!  The Teraprom crew has recently cleaned up this property, created walking trails and cleared out 3 fishing holes!  The property is on the northern edge of the southernmost county in Illinois, Alexander County.  The property has great access with a driveway off of Route 3, an active roadway in the heart of Shawnee National Forest country.  The property offers tremendous fishing potential with nearly 600 feet of frontage on Old Clear Creek, a waterway connected to the Mississippi River!  Old Clear Creek is more river than creek at up to 140 feet wide.  This property would be fantastic for occasional recreational use or for someone looking for a couple acres to build on.  With 2.53 acres, you will get plenty of space, your own private fishing hole, and not be too far off the beaten trail--a combination that is hard to find.  And located so close to the Mississippi River, there are bound to be some large catfish and other fish species located here.  We even found an Alligator Gar skull on the property (picture below), so there is also a wide diversity of fish species to be fished!

The property is very level and easy to drive into. As shown in the aerial image below, a little over half the property is comprised of forest--mostly bottomland tree species including Cottonwood, Silver Maple, Box Elder and Sugarberry. The remainder of the property is open grass (north side) and water (south side). The Cottonwood trees on this property are just magnificent with many pushing three or four feet in diameter offering wonderful shade during the hot summer months.  The wooded area is subject to flooding during times of high water.

This property was formerly owned by the McClure-East Cape Girardeau Water District and there is an old metal enclosed water well on the property that still remains.  There are pictures of this old well in the web album photo slideshow below.  Right now, this water well is inoperable, but it may be possible to tap into it in the future. The property also has access to city water, which runs directly beneath the property.

Here is a brush pile from Teraprom's trail-building and clean-up work conducted in March 2013.  With all the trees on the property, there is no shortage of firewood!

Below is an excellent fishing spot on the property.  Notice the water is just a few inches below the edge of the land--no steep banks or erosion to contend with when reeling in a lunker!

This is the grassy area on the north side of the property where you drive in from Route 3.  This would be a great location to park a camper or build a home!

Financing Terms (For Potential Purchasers Only)
Unlike many sellers of real estate, we are willing to work with buyers to find a financing solution that is affordable and meets your needs. You can purchase this property one of two ways. The first is with a cash offer, either with cash from savings or from a bank loan. The second is to get financing from us in the form of a contract-for-deed, which is a form of seller financing that helps buyers avoid the difficult and costly process of going through a bank to obtain a mortgage loan. The minimum requirements for this type of arrangement is: 1) a 10% downpayment; 2) monthly payments of at least $250; and 3) interest of 7% per year on the balance of the loan. Paying more per month would reduce the length of the financing and there are no penalties for paying it down early. Once the last payment has been made, the deed will be transferred to the buyer. 

Note: Before entering a contract-for-deed, it is important to make sure that you can afford all of the payments until the financing is completely paid off. A default could result in loss of the property and any funds paid up to the time of default, similar to a mortgage loan.
